Property Letting Services

Our highly experienced and skilled representatives are dedicated in providing a professional tailored approach to the rental and management of your home maximising its potential, by arranging professional photography and brochures both web based and hard copies should you require them. In this way we can ensure that we attract well informed and serious potential tenants. We are accredited with PRS (Property Redress Scheme) and the ICO. Our representatives are also ARLA Accredited.

We offer our landlords the following services as part of our full rental and and management package:

  • Advertising your property for letting.
  • Arranging an Energy Performance Certification to be carried out.
  • Full credit checking and gaurantor referencing with 6 months free Rent Guarantee Insurance provided.
  • Arranging viewing for prospective tenants.
  • Agreeing to the rent and preparing the tenancy agreement including the collection of a deposit. 
  • Deposits are secured with the DPS.
  • A full inventory is carried out at the property prior to check-in.
  • Utility readings are taken in the presence of the new tenants and accounts transferred to the new tenants.
  • Local Council Tax account is transferred to the new tenant's name from the start date of the tenancy.
  • Collection of timely rent.
  • Rent paid by CHAPS/FP within 2 working days of receipt.
  • Professional Contractors for those immediate little repairs and larger renovation projects.
  • Annual Landlord Gas Safety Checks. 
  • Property Inspections and regular visits carried out with full reporting.

We are fully accredited with the PRS, the ICO and the DPS. We are currently in the process of obtaining accreditation from the CMP.



  • Standard Management Fee -12.5% of rent due  
  • Tenant Find Service - £500 plus set up fees 
  • Tenancy Set-up Fee - £250.00 
  • Renewal Fee - £65.00 
  • Minimum Fee (in case of early termination) - £500.00 
  • Obtaining estimates/ supervision of works - 10% of cost of work with a minimum charge of £20.00
  • Redirection of mail overseas - At cost of postage  
  • Duplication & testing of extra keys  - £20.00  
  • Payments made on the behalf of the Landlord - £20.00   
  • Inventories / Schedule of Condition: - Varies due to size, number of rooms, condition and contents of property; quotation provided on application  

Our Fees - TENANTS


  • Reference Fee - £165.00 per person 
  • Administration Fee at start of tenancy - £65.00 per property
  • Renewal Fee for Fixed term tenancy - £65.00 per property
  • End of Tenancy Admin Fee - £65.00 per property
